Overview
We are partnering with a nationally recognized owner, developer, and operator of premium lifestyle destinations to add a Senior Mechanical Engineer to its growing in-house Property Development and Engineering organization.
This is a unique opportunity for an experienced mechanical engineer who wants to move beyond traditional consulting engineering and take greater ownership over design standards, project outcomes, and eventually the leadership of an internal MEP engineering team.
The organization is actively expanding its in-house engineering capabilities after historically relying more heavily on outside consulting firms. This hire represents an important next step in that evolution.
For the right candidate, there is a genuine fast-track opportunity to progress into MEP Manager, overseeing the organization's internal mechanical and electrical engineering team. Candidates who already possess the appropriate technical and people-leadership experience may also be considered directly for the MEP Manager position.
The Opportunity
As a Senior Mechanical Engineer, you'll provide owner-side mechanical engineering leadership across a national portfolio of sophisticated new developments and renovations.
Projects incorporate a wide range of complex building systems and require experience across multiple HVAC technologies, plumbing, controls, and coordination with electrical, aquatic, architectural, construction, and development teams.
Unlike a traditional consulting environment, you'll be working for the owner and developer of the facilities you're designing and supporting. There are no outside clients or billable-hour requirements. Instead, the focus is on making smart engineering decisions, establishing standards, improving building performance, supporting construction, and creating better projects across a growing portfolio.
For someone interested in leadership, the longer-term opportunity is particularly compelling. A successful Senior Mechanical Engineer could progress into responsibility for the broader MEP function, with the organization interested in developing that leadership capability as quickly as performance and readiness allow.
What You'll Be Doing
Owner-Side Mechanical Engineering
- Provide mechanical engineering leadership for ground-up development and renovation projects
- Evaluate and develop HVAC solutions utilizing systems such as RTUs, AHUs, heat pumps, VRF, and other commercial building technologies
- Provide technical guidance related to plumbing and fire protection systems
- Review engineering designs, calculations, specifications, equipment selections, and construction documents
- Evaluate design alternatives based on performance, constructability, cost, energy efficiency, operations, and long-term maintainability
- Help ensure engineering decisions align with the owner's long-term operational objectives
Design & Project Leadership
- Work closely with internal Architecture, Construction, Real Estate, Development, and Engineering teams
- Coordinate with outside engineering consultants, contractors, vendors, and equipment manufacturers
- Participate throughout design development, construction documentation, bidding, construction administration, and project closeout
- Identify technical risks and drive engineering issues toward resolution
- Provide field support and assist with complex construction and operational challenges
- Manage multiple projects and priorities across a national development portfolio
Engineering Standards & Continuous Improvement
- Help develop and maintain mechanical engineering standards and prototype requirements
- Evaluate new technologies, equipment, and system approaches
- Apply lessons learned from operating facilities to future designs
- Identify opportunities to improve reliability, efficiency, constructability, and lifecycle performance
- Help build the processes and technical infrastructure of a growing in-house engineering organization
Leadership & Mentorship
- Serve as a senior technical resource to other engineers
- Mentor and develop mechanical engineering team members
- Help establish consistent engineering practices across regions
- Take increasing responsibility for team direction, workload, standards, and technical decision-making
- Develop toward broader MEP leadership responsibility based on performance and readiness
MEP Manager Opportunity
For candidates with sufficient leadership experience, the organization is open to discussing direct entry at the MEP Manager level.
The MEP Manager would provide leadership across an internal engineering team currently consisting of approximately:
- 4 Mechanical Engineers, each supporting a geographic region
- 1 Electrical Engineer
- Additional coordination with specialized engineering resources

For someone joining initially as Senior Mechanical Engineer, there is no predetermined promotion timeline. Advancement will be performance-based, with organizational leadership interested in developing the right person into the role as quickly as they demonstrate readiness.
What We're Looking For
We're looking for an experienced building-systems engineer who combines strong mechanical design expertise with the initiative and leadership potential to help shape a growing engineering organization.
The ideal candidate has spent significant time designing and delivering sophisticated commercial building systems but is interested in moving closer to the owner, construction process, and long-term performance of the facilities themselves.
You should be comfortable making decisions, challenging outside consultants when necessary, developing engineering standards, mentoring others, and operating with significant autonomy.
Qualifications
Required
- Approximately 5–10+ years of mechanical engineering experience
- Strong commercial HVAC design and building-systems experience
- Experience with multiple HVAC system types, including RTUs, AHUs, heat pumps, VRF, and related equipment
- Working knowledge of commercial plumbing and fire protection systems
- Strong understanding of mechanical codes, engineering standards, and construction practices
- Experience reviewing mechanical construction documents and technical specifications
- Ability to manage multiple projects and priorities simultaneously
- Strong communication and cross-functional collaboration skills
- Self-motivated approach with the ability to drive technical initiatives with limited oversight
Highly Preferred
- Professional Engineer (PE) license
- Previous leadership, mentorship, or engineering team-management experience
- Experience managing or providing technical direction to other engineers
- Project management and construction administration experience
- Experience working within an owner/developer or corporate real estate organization
- Experience managing outside engineering consultants
- Background developing engineering standards or prototype designs across multiple locations
- Experience with complex, amenity-rich commercial, hospitality, mixed-use, retail, or similar facilities
Compensation & Benefits
Senior Mechanical Engineer
Base Salary: Approximately $130,000–$140,000
MEP Manager
Base Salary: Approximately $150,000 for candidates qualified to enter directly at the leadership level

This position is based in the Twin Cities metro and works closely with an integrated Property Development, Architecture, Engineering, and Construction organization.
